Why Renting a Room in Elizabeth Feels So Confusing  

Renting a room in the Elizabeth area should be simple — but the ads often make it confusing.  

You’ve probably seen things like:

•  Rent includes bills

• Rent includes water, but electricity is split 

•  No mention of bills at all  

On a tight income, that lack of clarity around bills makes it very hard to budget. One surprise power bill or “extra” cost can throw your whole week off.  

Over the years, I’ve spoken with many renters in this exact position — priced out of the private rental market and looking for somewhere affordable, safe, and stable to live.  

That’s why I created this guide.  

Using real listing data from the Elizabeth region, I’ll show you what each pricing tier typically includes, so you can compare rooms more easily and decide what fits your situation.

How the Research Was Done  

To keep the comparison fair, I pulled listings from Flatmates.com.au — probably the most structured source of share-housing rental data at time of writing — and analysed rooms across:  

•  Elizabeth Park  

•  Elizabeth Downs  

•  Elizabeth Grove  

•  Elizabeth North  

•  Craigmore  

Some listings did not include bills, so I added $25/week to create a consistent bills-included basis (covering power, gas, water and internet).  

All rooms were grouped into four pricing tiers.  

A detailed explanation of the methodology and assumptions behind this analysis is included at the end of the article.  

The Four Pricing Tiers in the Elizabeth Region  

 

Tier 1 — Basic (median rent ~$200/week, bills included)  

Typical features:  

  Older but functional homes  

  Usually self-managed (tenants who are renting themselves, live-in landlords, small private landlords)  

  Some managed by operators who manage multiple share houses  

  Mix of formal/informal arrangements  

  Bills vary — about 60% of listing include bills  

  Shared bathrooms  

  Household size: 3–5 bedrooms  

  Response times inconsistent (fast for some, slow for others)  

  Most ads don’t outline a process for maintenance or disputes  

Ideal for:  
Renters wanting the lowest possible weekly cost and comfortable handling issues directly with housemates/landlords — understanding response times and structure may vary.  

 

Tier 2 — Standard (median rent ~$228/week, bills included)  

Typical features:  

  A small step up in comfort  

  Cleaner, partly refreshed homes  

  Shared bathrooms  

  Household size: 3–6 bedrooms  

  Still mainly self-managed (tenants who are renting themselves, live-in landlords, small private landlords)  

  Some managed by operators who manage multiple share houses  

  Bills vary — about 50% include bills  

  Response times still mixed  

Ideal for:  
Renters willing to pay a little more for cleaner, slightly better-maintained homes while still keeping costs affordable.  

 

Tier 3 — Premium (median rent ~$260/week, bills included)  

Typical features:  

  More modern or better-maintained homes  

  Bills usually included  

  Shared bathrooms  

  Household size: up to 6 bedrooms  

  Managed by share-house operators who run multiple properties  

  More formal arrangements (often written agreements)  

  Generally quicker response times  

Ideal for:  
Renters wanting predictable bills, cleaner environments, and more structured management.  

 

Tier 4 — Executive (median rent ~$305/week, bills included)  

Typical features:  

  Well-maintained homes  

  Often include private bathrooms or ensuite options  

  Smaller households: 2–3 bedrooms  

  More privacy and space  

  Generally managed by private individuals  

  Response times generally average  

Ideal for:  
Renters who prioritise privacy, quiet, and comfort — and are willing to pay more for their own space or a private bathroom.  

 

Key Question: Is Share Housing the Right Option for You?  

Share housing can be an affordable way to live — but it isn’t the right fit for everyone. Before you start comparing rooms, it’s important to think about what you’re comfortable with and what matters most to you day-to-day.  

Here are a few questions to help you decide:  

  Am I comfortable sharing a bathroom or kitchen with others?  

  How many people do I feel comfortable living with?  

  Do I prefer a relaxed, flexible environment, or a home with clear rules and agreements?  

  How much privacy do I need?  

  Do I want bills included so my weekly budgeting is easier?  

Affordability is only one part of the decision.  
 

How you feel in your home matters just as much. If you don’t feel comfortable where you live, everything else becomes harder.  

Thinking through these questions early will help you choose a share house that supports your wellbeing — not one that adds extra stress.

Methodology, Assumptions & Transparency  

To keep this article transparent, here’s how the analysis was done:  

Data source → Listings from Flatmates.com.au in Elizabeth Park, Elizabeth Downs, Elizabeth Grove (main suburbs searched), plus nearby suburbs Craigmore, Elizabeth North, and Elizabeth. (≈12 listings from late August 2025 and early September 2025).  

Bills adjustment → Some listings include bills, others don’t. A $25/week allowance (power, water, gas, internet) was added to listings without bills to show prices on a consistent bills-included basis.  

Median rent → All prices reflect the median weekly rent (bills inclusive) from the sample data, not the average. This reduces the influence of outlier listings.  

House condition → Observed informally from listing photos only (cleanliness, tidiness, and general presentation). This was not a formal rating system, and no in-person inspections were conducted.  

Household size → Estimated from the number of bedrooms shown in the listing, as ads don’t always specify the actual number of occupants.  

Limitations → This is a snapshot in time based on a small sample of available listings.  
It does not represent every share house in the region.  
Actual conditions, management style, and inclusions can vary significantly in practice.
